With a new build you buy from a drawing. Read the technical specification and the options list line by line: what is standard, what costs extra and when does the selection period close? Check the purchase and construction sums, the freehold-and-fees structure, construction interest and the schedule with completion date and penalty clauses. Ask about energy performance, the ventilation system and the warranty scheme. We review the contract with you before you sign.
